I would be interested in hearing about ways to find owners when the mailing address and property address are the same for vacant houses.

@Amanda Fox I too mail to distressed if I see them. I have picked up a few short sales but nothing with equity.

In my area not every court has probate records. You need to find the court that handles the probate records for a specific county. Look for district courts.

@Amanda Fox I am very interested in how your marketing goes specifically with the pictures of the house in your mailers to the target of driving for dollars houses. I currently find houses driving around mostly because I do a lot of driving around and send a very general letter stating nothing about the condition of their house. Do you mention at all the condition of the house in your letter?

It could be that the court house you asked the question in does not handle probate filings for your area. There might be 5 courts in your County but only one handles the probate.

Ask someone where the Attorneys file probate filings for their clients. Go to that window and ask if the legal and or probate filings are online or if you need to pull each case. It is public information so just keep asking until you get the answer you are looking for. Or you could ask how to see a probate file. Ask if you need to request it by name, date filed, case number etc. Just keep asking till you figure it out.

I really like @Sharon Vornholt suggestion to go to the open houses and take a gift. While you are at it drive the area looking for houses that are run down. Knock on the doors and talk to people. Figure out the best approach to talking with people; dont tell them your house is a piece of junk and I want to buy it. :) Networking and talking with people is great for learning and becomes harder once your business takes off.

My thought would be if the company only owns 1 or 2 properties could be a tired landlord that bought them and put them into an LLC or something.

How did you gather the data to pull a list of vacant properties with violations? Did you pull violations then check or mail to each property to determine if the property is vacant or not?
