Go to Resources (blue menu bar)>file Place>Letters and there is a sample probate letter there.

There are varied opinions on if you should mention the death or not. I personally dont think there is a right or wrong answer; rather, the answer is what works best for you and your market. Test and tweek as you go along. Search @Sharon Vornholt for lots of good tips on direct mail for probate.

I was really enjoying this thread and then realized I have already posted here. However, I didnt say that I think @Sean Terry pod casts are excellent. I listen to 45 min of Sean terry or BP every day when I walk.

Hey @Matt Atkinson good to hear from you! I actually did think of that; however, the particular list I am mailing to already has a letter with my picture on it. It could be good or bad adding my picture again; however, in this test I am looking to be different in each mailing.

It is cool to see you on BP. You offer a wealth of loan and investing knowledge.

I agree with A S. (couldnt tag ?) that not on initial contact but build it into your conversation, in my opinion, when you meet face to face and be casual about it. Some of the people you will be working with have anger issues with police officers, government officials etc. Some of the people will be as mom and pop as you can get and some are very sophisticated. Find their interests and concerns, listen to them and show interest in what they are interested in. Easiest to do in person; at least while you have time to do in person.

I set up a Google voice account, have a simple voice mail and have the account set up to text me the transcribed message. Most of the time I can read them. I get very few missed calls and can easily see right away who I need to call back right away vs all the "take me off your list before I spend Ten Thousand dollars suing you for mailing to me". Actually I get very few angry calls but they happen. Most people are nice and just say the house is sold or whatever. I usually wait until evening to call back missed calls.

I have my Google number set up in my contacts, so when I get a call my son can hardly wait to read the text. He loves listening to the angry callers when they happen. I need to get him to like the motivated seller calls. :)

i use to answer all my calls. I think all aspects of this business change as one's business grows.

One of my mailers is a 4.25 X 5.5 very plain post card on 67lb card stock. I am thinking of adding a small picture on the message side or the address side. It is your basic I'm looking for a house in your area and I list benefits and a call to action. I am thinking of changing my font and adding a small picture to the post card and was hoping to get some suggestions of a picture. I have looked at tons of pictures and nothing jumps out at me. Any suggestions? on a picture or which side to include it on?
