Welcome to Indy

I used to live in NYC, now in LA and investing Out of state like you

12% CoC sounds good but in Indy can come with a lot of risk in some C/D area.

Just be clear on your strategy with yourself and act on it

The first deal doesn’t have to be home run, even if you go to base 1 or base 2, it’s still pretty good and now you are in the game.

I'm at my 5th SFH in Indy now, and It gets easier each time as your team gets better

I've currently 3 SFH and looking to add more to my portfolio. My favs hoods are getting more and more expensive for my strategy and I'm opening my horizons to new areas in the city.

Cap rate are really depending on the strategy. For me is B neighborhood, SFH, buy and hold not much rehab, and I'm looking at 6.5-7.5% cap rate
