We abandoned direct mail marketing for ourselves and our clients because of increased competition that resulted in high cost per lead and low volume of lead flow. We switched to cold calling and PPC (Google and Facebook) campaigns instead and seeing way better results. My favorite method and the one most of my clients choose is cold calling. We cover between 600-800 calls a day per funnel that cost just a little more than half your monthly budget and that brings results pretty fast. There are deals from motivated sellers and long term pipeline that accumulates with time for sellers that want to sell in the future.

@Taylor L. is absolutly correct. cold calling is very efficiant, we use it for most of the campaigns we do for investors, you just need to be able to handle a lot of volume and a lot of rejection

Most investors we work with, do it either with calling or PPC campaigns for immidiate results. We do SEO as well but for more seasoned investors that have time and patiance to get results (it takes few months)

TLO off Fiverr? sounds not right. TLO is a Trans Union product, and they have the most accurate data, the problem is getting access. once you gain access every record search is around 1$ which is very high, but you get very accurate data. If you only got average data, you were probably delivered info from a different source (you probably have no way to verify for yourself since it's 3rd party doing the search for you).
Here is what people need to understand - skiptracing accuracy, in general, is low. you need to cover a LOT of data and a LOT of phone calls (by the thousands) to cover for the inaccuracy and make it a long term strategy.

We use callers that based overseas (Philippines and Caribbean) for our clients, and they definitely do a great job if you go all the way vetting them. Key points:
- You need to make the caller deliver the most "local" feeling possible, so a proper language is crucial (grammar and accent). Interview your VA via phone or video to hear them.
- Have your systems in place - if you use Mojo have your cheat sheets and questionnaires ready for success
- Vetting, vetting, vetting. Even if a VA made some real estate calls before, it not might be enough. Try to build a mini coaching program including scripts and scenarios. Vet them for at least 2 hours (we do closer to 40..) prior to calling your leads. Listen to recordings each day and correct them.
