Wholesaling is a great way to make money if you can separate yourself from the pack and create a professional organization. If you just kind of lurk in the shadows and pop out a few deals a year you're never gonna make it. All those zip codes you mentioned have thousands of vacant properties just rotting away, sitting empty. I drive for dollars every week and probably mail out letters to most of them trying to touch base with people and skip trace owners and try to find the next deal but if you create a professional system and a professional system your company could make it. You just gotta decide if you want to be a real wholesaling company or just another one of these people lurking in the shadows that claim to have a deal

This would definitely be more of an appreciation play and I don't think you would get much monthly cashflow. And prices seem pretty high right now in that county I don't know after 3 or 4 years if you would really have a ton of appreciation, Maybe 15 or 20000 max.

You might wanna look for something closer to the water in St Johns County and maybe think about trying to do a short term rental, make higher cash flow and get the appreciation.
