The problem is everything is really really competitive right now and you are just 1 of 10,000 investors in Jacksonville that want identically what you are describing... Agents can only reach so many people and they tend to stick with people that they already know.

I guess it just depends on your strategy but I'm strictly a cash flow guy I want money every month and the most amount possible... Appreciation is just an icing on the cake type of thing for me. So taking this in a consideration what I was saying that I would purchase basically any home any home as long as the condition is acceptable and I can make good money every month...zip code being irrelevant. Some of my most profitable ones are in some of the hardest areas.
