I wouldn't overthink it. Recommend opening the account in the personal name, keep it simple. Have the tenant use ACH or Zelle for deposits.

Some people prefer it, and others like me just try to avoid it. I personally have nothing but nightmare and horror stories, not necessarily problems with the tenants, just problems with the procedures and the paperwork, poor communication from the HUD caseworker etc...

I think you're gonna have to bring in the help of an attorney that specializes in this stuff. There's no way to prove what they want to prove. That's why they are requesting it. I think you need the attorney because there's different angles to deal with this.

Hello, everybody. This is mark fries the contractor that used to be very active on bigger pockets a long time ago.. I wouldn't be looking at anything that is a 1 acre property for long-term renting.. I've done that before and it just turns into a maintenance issue because somebody has to maintain that big property and cut the grass and keeping it looking good. Tenants have no desire to maintain a 1 acre property so you're going to be stuck paying for that.
I would stick to normal conforming properties that have small yards 1/4 acre or less.
