I accept CC payments with tenants using Square...works great and is simple..its not fully integrated but I track it and it all works out. I take their card number right over the phone and..most of my tenants dont understand payment portals or want to deal with them...

I agree. Appraisers I think could care less, they are so busy right now they just want to knock an appraisal, get paid and move on to the next one. Same with hard money lenders...they just want to sell money.

I would think that people that own great Danes are probably exceptional pet owners but I would still do what's called a non refundable pet fee of 600 per dog plus an extra 50 a month. I do non refundable pet fees versus refundable pet deposits.

You can absolutely evict. The lease is with the old owner. Give proper notice and proceed. You will likely have to file an unlawful detainer versus standard eviction.

Exactly...10k valuation is ridiculous....leaving them onsite is even more ridiculous. Only lazy contractors leave tools overnight on jobs.
