You will definitely need a purchase and sales contract and an assignment contract. You can find samples of these by searching the FilePlace but HAVE ALL CONTRACTS REVIEWED BY A LOCAL ATTORNEY BEFORE USING THEM.
Happy investing! Peace!

Greetings @Derek Farrel,
Welcome to BP!
Tax law differs in every jurisdiction. I would recommend visiting your local/city/county's website to identify the laws pertaining to tax sale where you plan to invest. Alternatively, you can identify a tax/real estate attorney or other investor in your market and seek their guidance through an internship, lunch, or for a fee. In my experience here in my market, it has taken me anywhere from 18-24 months to actually acquire properties I have purchased in a tax sale. I invest in a tax lien state. In a tax deed state, property is granted to winning bidder immediately. No money down......I haven't heard of that. The taxing jurisdiction is looking to get paid, that is why they are auctioning off the property for unpaid taxes/municipal fees.
I wish you the best! Peace!

@Daniel F. Harb Greetings,
The short to your answer is yes. The long is it's not for everyone. I would not recommend a new landlord investing out of state to pursue this strategy as it takes a clear understanding of the market that produces such returns at this price point and an even better understanding of the tenants. Can it be done from out of state? Absolutely. Just be careful, that's all.
Peace!!

A closing attorney or title company will handle all of which you mentioned. Ask around to find a reputable one in your area.

You can not put stuff out on the curb. Yes I would hire a hauling company or do it myself, depending on how much stuff is in there.

@Sean Flanagan Greetings,
If it's raining/snowing the sheriff will not evict. Sheriff will stay until you change the locks. Sheriff will ensure tenant vacates property. DO NOT LET TENANT BACK INTO PROPERTY AFTER SHERIFF HAS LEFT.
I wish you the best! Peace!
