I would say if you don't have any sentimental value wrapped up in the house, sell it, give mom some money, and use the rest to start investing elsewhere. My advice is to sell it so you can detach yourself from mom's disdain regarding dad's decision. You don't know what their agreement was but you can try to make it right by her by giving her some money. Keeping it, letting her live there and pay you for living there runs the risk she may not pay in the future because she feels that 'something' is owed to her anyways. Dealing with family is tough. Don't leave mom high and dry but protect your sanity and peace. I wish you the best!!

@Account Closed the short is no. If you want to offer those things you can. Make sure you include those items in your lease as far as repair responsibility, replacement, what happens to items when tenant moves. The plus is that you may get more rent for offering such items. The downside is that it's another thing for the tenant to damage. Check other rentals in your area to see what they are offering. You want to be competitive. I have offered washer, dryer, and microwave in my units.

If you are attempting to wholesale you are not buying the house. You may only need an earnest money deposit. That can be anywhere from $10-$1000 depending on a number of factors.

Greetings fam,

A lien release (for a mortgage) was recorded a few years ago on a property. Not a certificate of satisfaction, but a lien release. I'm assuming the property was about to be sold in foreclosure or a short sale was in the works. I can not find any record of the bank or owner putting the house on the market though.

I did find a lien recorded by the HOA. This lien was recorded after the lien release.

Can I negotiate with the HOA to buy their lien, and then foreclose on the property? Will that mortgage still be an issue, although it was released? If this strategy is even possible, would I be able to get title insurance?

What do you say when they ask where you got their information from? I don't want to lie about it. I begin by saying "I saw your property in the paper for sale", which is true, slightly. The advertisement in the paper is to make everyone aware that possibly has in interest in the property that it will be foreclosed on a particular date.
