Call a local property manager and ask what the difference is between a 2/1 and a 3/1. My local PMs are really nice and helpful. A third bedroom usually has a good payback but you have to do the calculations on each project.

I used to live in Moutain Home and found it to be a nice place for families. Is your cleaning service limited to the MH area? I have a four plex in Boise.
It should be interesting to investigate the difference in rents, prices and taxes between Boise and MH. Have fun shopping!

Without knowing any details, that sounds like a great buy. Just curious why ACV and not replacement value? What if they burned down?

Why do you want to build? I agree with Peter and Ned, the newly built duplexes are hard on the cash flow.
I think it is a great idea and it is in line with the newer wave of urban planning. When I built a warehouse back in 2002, the city (Hayden, ID) said that we could not have a residential unit in the upstairs. Years later, the city paid a lot of money to have urban planners come in and tell them that the mixed residential/commercial buildings are exactly what they need. It not only develops the downtown but also keeps crime down by having residents on site 24/7.
You will need a commercial loan but commercial tenants are usually longer term than residential (commercial vacancies are also longer term so prepare). Talk to Idaho Falls City Hall and find out about their planning and zoning policies on this type of mixed use.

Tenants have no incentive to leave and are usually present. They are a great source of information so use the opportunity. On my last deal, the tenant was not at home and I wish she had been. After I bought the place, I received a 2 1/2 page letter full of complaints and details that would have been good to know.

Hi Mark,
Post Falls has USDA 100% financing available and so is a great place to build. Do you want to build a spec or try for a pre sold with a ghost listing (list the lot with a picture and get the customer first)?
Where is your lot, what kind of financing are you planning on, what level of finish work, square footage - are you thinking?
