Welcome to the Spokane area! I am just on the other side of the Idaho border in Hayden. We have some great hiking areas here with the Canfield mountain system right next to CDA. For a date hike, we have the glorious Tubbs Hill (only two miles after dinner at one of Coeur d'Alene great restaurants). Post Falls has a great climbing park.
We have a really cool marathon in Hayden that goes around the lake- beautiful views and tough rolling hills. I have to plug it because I am on the organizing committee but I got involved because it was such amazing idea - this will be our 4th year.
Did you learn to ski in Santa Fe? This is a great year for the ski hills!

Hi Kyle,
This is one area that you want to tread lightly. My understanding is there is no pet deposit, no additional pet rent, you have a right to ask for proof as in a doctor's note or something, but you can not decline the tenant because of the dog and you better have a good documented reason if you do decline them for that really good reason (that has nothing to do with the dog) . One thing you can do is inspect but make sure that you inspect all your properties the same.
If you have any questions, call the Idaho Fair Housing Council. I have been assured that they will try to work with you but they will uphold the law and defend the tenant's rights so look to them for help in navigating these housing laws so you don't find yourself in court sitting across from them.

There are many posts and articles on the subject of SFD vs Multi Family. You need to read them. Turn over, resale, roofs and cash flow issues are different for the two different investments. I personally like mutifamily investments but there are reasons that you might want to avoid them. If you are planning on a house hack, do you want to live next to your renter? Congratulations on going after your first investment- this will be an exciting adventure!

I think you need to factor in car expenses and time as you start investing away from where you live. Whether you are a buy and hold or a flipper, there will be a lot of trips to your new investments unless you hire a PM. I have a good PM in Nampa in case you are interested.

How about Thursdays at Calypso's at about 5 or 6? I think their meeting room can be kid friendly but I am not sure. @Jocelyn Hinz would you rather have it at your office?
