@Account Closed Thanks for your imput. My husbands' aunt worked for the base and we have being getting input from her children that grew up there. As a short term rental, we were hoping for some visiting family business- do you see a need for that?

@Brian Singer You did a beautiful job. What kind of cabinets are those? I have a remodel in the near future on one of my rentals.
We are looking at 29 Palms. Still pondering new build- husband is retiring and needs a project. Will probably just make it a family cabin and nix the rental idea if we go with 29 Palms.
I really appreciate your insight on vaca finishes- I tend to go budget and need to be nudged upward.

In my area where we have more winter than summer (I personally do not have A/C but all my rentals do). A/C brings in an average of $50 extra a month in rent.

@Roy Leach Hi Roy, Jonna Weber is your expert on that area. I only own property in the Treasure Valley, my knowledge of market is up in Kootenai County.

@Lee Davis Thanks! I really appreciate your input. My husband's Aunt worked at the base in 29 Palms when he was a kid so we have been looking at both places. This winter, when the snow would not quit, he was dreaming of hiking in the park...

@Samuel Gostnell We are also looking at 29 Palms. What made you choose that location? Also wondering about the water quality in the two towns. Thanks for the info on the market- we suspected as much. Can you also send me information on JT contacts? Thanks so much!

We tend to buy where we vacation (good thing we don't vacation much) . Son is climbing nut and husband is wannabe desert rat. We want to escape the winters at home but don't want another home to finance/maintain. We are looking for land near the park with plans to come down and build after retirement.

Hi Everyone,
We are looking at investing in a Joshua Tree CA SF and renting it out as a vacation rental. We live quite a ways away in North Idaho. Does anyone have any experience with the area and/or suggestions for a good PM?
Thanks!

Great job on the spread sheet. Did you forget the mortgage insurance premium?
