Hi Jabari,
First of all $280 is more that 90% of $310- if two appraisals are within 10% of each other, I believe they are both considered valid. At least that is what I was told back when I was doing mortgage loans. Our loan auditing process which would include a new appraisal with an acceptable variance of said 10%.
The $100 in your pocket will help with your home/rental cash flow more easily. Good job on this first step towards being a landlord.
Question on your IRRRL loan, doesn't that loan still tie up your VA loan eligibility?

Hi Kathy,
Up here in Coeur d'Alene, the title people are the experts on short sales. I think the laws in Idaho are a bit different or maybe it just that Idaho is still 10 years behind (jk). Call up your favorite title company, see if they have a short sale person and then pick their brains. (Ew-zombie scenes just flashed before my eyes)

A house hack is when you get a owner occupant loan which gives you a lower down, interest rate and hopefully a discount on your property taxes (check with the county and your bank). If you are planning to move in after graduation, that is not a house hack. Check with the lenders regarding the difference between a owner occupied loan and a non O/O loan.

Welcome to the North! Moscow is a great place to go to school. Are you looking at investing in Moscow or just looking for meet ups to continue your learning? Jonna has done great job with Boise but I haven't found equal groups around here. Maybe someone will post and enlighten both of us. If you make it up to Coeur d'Alene, I could gather some people to get together. Let me know when you want to venture out of the Palouse and into the truly spectacular part of Idaho. (JK sort of)
