What do you put in your lease now that you have been a landlord for some time? I am always adding something to it, live and learn!
The most recent lease I added: Tenant must maintain lawn and outside of property...including but not limited to. Mowing lawn, weed eating, weeding any landscaping, maintaining gutters.
We had a tenant request we power wash the house because it was dusty, he would mow but had foot tall weeds everywhere, and let all the landscaping go to crap.

@Mike McCarthy and yes 3 bedrooms are going for between $700-800 in my area, even Without a garage.

Yes, inspection with no issues. I’m waiting to see what the appraisal is...but it sold in 2000 for $55K, and since has had the heating and cooling and water heater done.

Locally there are not a lot of multi family units. So I’ve been focusing on single family homes. Generally I’m trying to find a “general” price for a decent home (whether it is done, or needs work). I can find nice 2 bedrooms ($600-700/mo), or 3 bedroom homes that can rent anywhere between $700-$800/mo. I’m not very familiar with expenses and such...so when using the calculator it is hard to know what to put in. Taxes are Around $1500/2000 (aiming high), just based on our homes we currently own. We have 3 properties at the moment, but I’m wanting to grow.

@Matt Pastier it is in the lease, but for some reason I never got the cancellation letter. On a whim I just thought I should check it since she never seems to have money, and low and behold it was canceled months ago.

@John Thedford thanks John, I agree. Just took her her non renewal letter over. She wasn’t very happy, and told me I’m not empathetic at all to her situation.

@Amy Beth her income supported the rent, she just doesn’t see it as a priority. She just went on vacation, and now she can’t pay rent. I’m just trying to figure out the best way to get rid of her.
