@Jim K. Yes we are planning on ripping the carpets and going to a hard surface. She only had the pet for about 4 months, but yes we have tightened the lease and are moving on. I just wasn’t sure what is considered normal wear and tear and what isn’t. I thought the pink nail polish on the carpet wouldn’t be considered normal.

@Karl B. Thanks for the advice. I wasn’t sure if the carpet had any kind of depreciation since it is 3 years old...even though when she moved in it was 1.

What do you furnish in your single family homes? Appliances, do you include washer and dryer? Do you do any kind of window treatments? Anything extra?

How much do you charge for damaged carpets, the living room is more than normal wear and tear, you can see a dark path where there was no furniture (even after shampooing). Front bedroom looks like a dog ate a piece of the carpet, and has gum ground in. Front room also has nail polish stains and some kind of red spill stain. These carpets were 1 year old when she moved in, and she lived there for 2 years. Also when doing the work yourself...there are some fairly large holes in the drywall that need patched and painted. How do you do pricing for the damage? She is working with me and making payments (as of right now), I don’t think it would be worth dragging her to court, but if she is willing to pay for the damage. I also have spent 8 hours over there cleaning (2 people cleaning), and have probably another 2-3 to get it finished because it was filthy. Any advice is appreciated!

That is what I go by as well, 2 per bedroom. I did have a qualified family and she was pregnant rent a 1 bedroom. It worked out, they moved when the baby got old enough to need his own room. I think with a 4 bedroom it really appeals to larger families or college students renting together. I know 4 bedrooms are a hot commodity where I live, and go quickly. But just make sure to have everything in your lease, and that they are qualified. Hope it all works out for you :)

Laws vary state to state, but in our state you can discriminate equal housing based on amount of children. However when I do get a tenant I do put a limit in the lease of how many people. I had a 2 bedroom house with 1 tenant that moved in 7 (3 adults, 4 kids) more people within her term, and they destroyed it. I also put in that anyone over 18 staying more than 15 days needs to be added to the lease.

@John Warren also it is pretty even across the board. It is all pretty much good neighborhoods. The towns are only 1500-3500 people or so with a large one nearby at 10,000 people
