I have had pretty good luck with them. I have purchased 2 in the last year. You just have to do your due dilegence.

I have purchased threw auction.com 2 times now. It has worked out fine for me. You have to have cash on most of them. I have been watching some in my area and they have been back up over 10 times. I think that it's because people don't have the funds because they want let you get a loan for it. Usually even if you don't met the reserve they will send the offer to the bank and it can take up to 15 days got them to decide. So if it came back up pretty fast it's most likely because they didn't have the funds not because they didn't meet the reserve. I can answer any other questions you have also.

I am looking for a private lender and I have not had any luck. Some of you that have used private lenders where did you look? I have went with family all ready but where else?

I am investing in my home town of Lenoir, NC. It is about an hour and a half out of Charlotte. I have purchased 4 in the last 2 years and I have not paid over $20,000 for any of those.  I am renting these out from $500 to $700a month. I have an uncle who invests in Boone NC. I am not sure of the prices there but it is where Applianchin state university there. He is renting each room out for $500 a room. So a 3 bedroom for $1500 a month and having there parents to sign the agreement as well.
