Keeping it candid as possible. The commercial brokers that are good are busy so I'd focus on what you can do to prove to them they want you as a client. I turn away about 90 percent of people who want to be our client because I get so much repeat business from my current client. You may be qualified on paper but not qualified as far as breadth or knowledge or the other way around so a good CRE agent has to make a significant investment of time, their most valuable asset when they take you on as a client. Its pretty simple, show them you are good return on time and they will show you the deals.

@Ava Miller I don’t see the market prices dropping much rather just flattening but with inflation maybe a better inflation indexed
price at that point in time. Government pumped 3 trillion dollars into economy in one month during COVID when it was projected to pump 2 trillion the whole year. That effect will linger

What is the zoning and are you thinking climate control and/or cold storage? I would not buy a building without a plan of action just because its priced well. Make sure you can make money on it.

Just pay to be RPOA member and use their lease. Judges familiar with it which makes them more comfortable you are not taking advantage of tenant with a frankenstein lease

Most of the sales team starts out as analysts which helps them get familiar with CRE. Its an ok income and then with 2-3 years of analyst experience the hope is you transition to sales which is a nice model. Leads don't matter because leads are going to ask you the same question. Why would I list or have you represent me versus somebody with experience. The best way you can do it is to risk do it prove it deals with open contracts meaning you only get paid if you bring buyer. No exclusive and thus no risk to seller or buyer if you don't produce.

How did school system appeal?!?!? Never seen a school get involved in assessments. Also you can change the breakdown of your price so it is less likely it uncaps to full price. For example on an apartment complex you could write 1.7 million offer as
170,000 Land
100,000 appliances
1.3 million buildings
30,000 goodwill
200,000 personal property
Assessors office cannot see the PA, only what goes on the PTA. It can uncap to any price buts its rare its above what goes on the PTA

@Mallikarjun Reddy Pateel Possible but not by yourself but more likely with someone else help. KW agents will not refer you deals until they know you know what they are doing and Kw commercial is not a big name in most circles. I was with KW commercial and found it very restrictive. Know great agents at KW commercial but not because KW trained them but rather they build a name for themself elsewhere and sought much better splits as splits as the big commercial firms are horrible.

I would advertise it as a build to suit with a commercial broker and see what they suggest. Ideally you could get a high quality tenant but no idea on the specs and quality of your building. If it sits then you can try craigslist and FB marketplace.
