Good topic. Will add a chain on one grill in yard when one bachelor group moved it from original place. Never know what in others mind.

@Michael Baum. Yes it is. If we brought it with today's interest and price, we lose money and have to stop this short term business. I asked the agent to quote again from Proper when the over $7000 is from Foremost, but not so positive for the price.

How much are you spend for a SFR over 2300 sqft on STR? We paid over $7000 per year for one such STR and the agent helped us to buy all our insurance. This is really expensive. We have umbrella insurance also.

Outside of Florida properties always have $300k, and Florida can have $100k but we changed all to $300k few years ago. Last year the umbrella company send us one mail and asked to change to $100k with adjustment fee. 

Be honest, we felt we paid this commercial umbrella insurance and not so active to understand it or can't understand the agent's information well....

When all investment properties are already under LLCs, will the umbrella insurance work? 

Self-directed properties just leave with regular home insurance and too complicated. :-(

We had umbrella insurance(commercial) but few questions always unclear:

1. The agent reduced FL SFR liability to $100k but not $300k. Does this true?

2. The umbrella insurance will not cover self-directed IRA properties. Does this true?

BTW, when we found VRBO is helpless and we run to the property within few minutes and questioned those rates. To protect the property is #1 or rates need leave. I believe rats are rates and none of them wants police to questions anything. Very possible police know who are those women on the cameras.

Ok, 

real issues: when you saw few different hot dressed women walked in and out your property during one night at different time when those men stay in your property, and each woman stay there for around 1 hour, how do you think? When you saw one man walked out at 6am to look around and then one woman walked out, how do you think?

I try to leave a little face to the rats but this happened.

Good luck for Tampa bay area short term rentals when VRBO told us this man booked multiple in this area recently.

Our guests are 98% family related and good. We got a booking request of few men and the inquiry one joined VRBO in 2015 but 0 review. We called VRBO and this is the answer: people can change emails and get rid of the reviews. If this is true, it is risk to accept booking from VRBO when some rats are there. How to add requirements to have ID, picture and at least 1 review to book in VRBO like AirBNB?

We got a new roof and other upgrade since we brought the house. I asked the current insurance agent to re-quote our insurance and she told us to have windy medication. So we did and then she said unfortunately we will not get any credit from citizen. I am looking for good agent to quote home, LTR and STR insurance also. Do you mind to share the agent information?

Does anyone know why changed the coverage from $300000 to $100000 in Florida for umbrella insurance?
