Hi BiggerPockets,

I am the manager of a Hard Money Lending Company called Shepherds LLC. We are in need of investors. Shepherds LLC is offering ownership interest into the company. Currently we have 6 investors. The investors that come into the company with the most money makes the most profit. The lowest amount an investors can enter the company with is $100,000. This is not only for accredited investors but also unaccredited.

I need some help understanding Owner Financed Value. I have several rentals that I want to sell with Owner Financing but I don't completely understand the difference between Market Value Owner Financed Value. 

Owner Financed Value 

Rents - (Taxes + Ins) = Owner Financed Value (O.F.)

O.F. x 100 = O.F. Loan Balance

O.F. Loan Balance + 10% = O.F. Value

So lets say I sell a renal using this model. 

Rent a month is $600 - ($100 + $35) = $465

$465 X 100 = $46,500

$46,500 + 10% = $51,150

Is the $51,500 the O.F. Value? The Market around my rental home my note support that high of a value. Now If I run these numbers on my personal home here in CA the Value is way way WAY under the market value. If I try and sell the note after selling my Rental, my note buyer may look at the Market Value and see that there is no equity in the property.  So if someone came explain to me the value of using this formal please help me.  Thank you!
