I worked in advertising for the Atlanta newspaper for 20+ years back in the days when newspapers were printing money, the most profitable form of media at the time. Well, we know what happened. They need clicks to drive advertising to stay alive. Newspaper were the best source for investigative reporting. I thought it was good reporting, though it is slightly biased as I’ve never seen a NYT article favorable to Atlanta, yet half of NY has moved here. Had this discussion just the other day while in New York, before the lights went out.

@Wolters Kuswer are $405/year about what Legal Zoom charges for a LLC in Georgia. Wondering if it's worth saving a few hundred to go with one of the many cheaper ones online?

@Calla Gruss make sure you check inventory in any Intown area. Just as an example, Decatur had twice as much inventory compared to last year at this time. Prices still went up but no more double digits and multiple offers. Every area is different and their are multiple neighborhood pockets within each zip code. E.g. here’s a $1.7 million in 30318 on the NE side of that zip and a $40,000 clucker on the southern end of that zip. But all of that zip has a good potential. Basically, do a lot of homework.

@David Holcombe I've been with Solid Source Realty for a number of years because they were started by Michele Velcheck, who was an agent with 100+ doors but had problems finding a broker that was okay with her investing, so she started her own. They have no problem with part-time agents. They have a low per transaction fee instead of a split after 1 year. They offer free CE courses that you can take at any of their offices via satellite. They have two options, one for those that want to be affiliated with a Board of Realtors. The other option is cheaper, but you have to pay for all your own contracts. Being a member of a local Board of Realtors allows you free use of the standard Georgia Board of Realtors contracts, which are used by the majority of agents. The option w/o you have to pay for your contracts or use your own. Most other agents don't like the other forms.

I doubt you'll find anybody giving you leads that will also be okay with being part-time and without taking 40-60% of your commission.

I love older houses and College Hill, Riverside and Eastborough are my favorites In that order.

That’s all that’s needed. The link to connect QBO to Home Depot no longer works. All other CC update with no problem.  HD has verified its not on their end, and QB has admitted many are having problems, but they don’t have a solution.

@Jared Viernes thanks man. Spoiled here in Atlanta. I was able to buy my rentals during the downturn in what I had hoped would be up & coming areas and it's paid off. Plus with the growth projected here I gambled on appreciation. I would like to in the next couple of years get a duplex in Wichita and rent one side out and have the other so when I start to visit more

Glad to see my hometown on the move. I get back once or twice a year and have noticed the change in downtown and around WSU. Having graduated from there I always wondered why the Shockers didn’t build more housing on campus. With the innovation center and the new business school things are looking up (hopefully for the basketball team this year).

 there are a few great old Victorian Homes in the Fairmount area that would make great flips or Airbnb’s if it were safer or at least the perception of crime wasn’t there. 

Delano seems like it would a good buy, but on my annual pilgrimages to Hartman Jack, I drove around this Christmas and didn’t see much housing.

Compared to to Tulsa, OKC and KC how does Wichita stack up from a REI perspective?

Anyone else having problems connect Quickbooks Online to Home Depot? it's been working in the past and just 2 weeks ago the update  stopped working. I unconnected and tried to reconnect still doesn't work. Double checked the correct website connection to HD and that didn't change either. 

Home Depot says they are having issues with Quickbooks, but Quickbooks doesn't give an answer.

@Alexander Hish 1x6 trim is really hot in Atlanta now. Look at a lot of remodels intown areas and they are using simple 1x6 for baseboards and windown trim

with no crown molding.
