@Kate Haller a lot depends on your budget, but most anything inside 285 is seeing rapid price appreciation 

@Chad Carrodus East Atlanta is how right now especially near the Village, we don’t consider that South DeKalb

@Ola Olusoga those areas are exploding. If you had told someone just 2 years ago that a house in West End/Westview could sell for over $500k or one in Ashview Heights could sell for close to $300k they would have laughed you off and maybe asked you to see a doctor. The thing is is street by street. some are really bad and still lots of abandoned housing and others have all of these remodeled homes. I'm seeing wholesale prices in the $200ks for larger properties. Go check out the Lee & White complex (on Lee and White St.):

Congrats on the new job, but Look at it from the side of the property owner, that’s not their concern and they aren’t obligated to negotiate with you. You signed a legally binding lease. Period. Stop. End of discussion.

@Simone Johnson with your credit score you shouldn’t have any problems getting credit cards. Nice thing is they don’t show up on your credit score. You’ll need your EIN# first.

@Simone Johnson Keep in mind most financial institutions including credit unions won't give you a loan in the name of your LLC? Only hard money and private lenders will do so. You can purchase properties in your name to get a better rate and shortly thereafter convert the property to your LLC name. Some credit unions even have good rates as an investor. I've had nothing but bad experiences with Wells Fargo as a homeowner and refinanced a rental with them 10 years ago. I have my business checking with them, but never again as borrower. @Scott Passman great point. My only regret is not buying more during that time. I heard other investors say we’re in a bubble because of high prices are, but in Atlanta and most other markets outside say San Fran and NYC, were just getting back and over 2006 prices which were the peak. I can see why especially in areas close or in the city. If you were buying properties for $20-$60k and now those same neighborhoods are $100k it would seem so. But historically that was the prices in 2006. Retail prices are much higher as well and the spread is still there

The hardest part is getting set up in QB. I had an Accountant who specialized in real estate and was a real estate investor himself. If you do turn it over make sure you do this. It's like you wouldn't go to a foot doctor for a heart problem, no offense to foot doctors. After a while I decided to take it on myself and but needed training and there was a local QB trainer. I'm sure there are in San Jose as well. When I run into a problem or don't have time I outsource on Upwork.

@Shiri Manor Nisenbaum What's the address? Hopefully, your agent did a CMA before pricing. How does your house compare? Did you do same upgrades as the others, what about curb appeal, professional photography is $125-$150 for 25 photos, did you stage it, it's hard to say without more information.
