We may be headed for a recession, but not a depression like 2008, which was a once in a lifetime event like The Great Depression of 1930’s and Oil embargo crises in the 70’s. So if you’re waiting on deep discounts like in 2011 furgetaboutit. Here’s a good article on the upcoming slowdown, not a recession Slow down not a recession

@Canesha Edwards I like that area near Oakland City Marta. My brother has a house in Sylvan Hills and wanted to sell, easy commission for me, lol, but I told him to hold on to it for another 5 years, he won't be sorry. There are 4 Decatur areas. The ones I like are doing fine, much much more inventory and the bad flips still sell but take longer and with price reductions. Good flips still sell in 30 days or less. I remember when 90 days was considered standard so I'm not sure there is much of a slow down as a leveling off. Rates look to remain low so I'm still buying in the next year or two.

@Canesha Edwards I always thought there were two East Points and College Parks. EP and CP close to  EP and CP Marta stations seem to have increasing price points and there are all the new restaurants along the street in College Park next to the Marta station. There are some beautiful old homes near Woodward and East Point has some really nice Craftsmen houses.  The Aerotropolis in College Park near the Airport should help as well. The other areas are more suburban and I totally agree with you as far as any appreciation in the immediate future.

@Kristen Nguyen they are relatively small so I just go apply online and then they'll call. My contact has been promoted so I'd call and ask for the mortgage department. They only allow up to 4 loans with them and you have to put it in your name, but they are totally cool about transferring back to LLC. Depending on credit investment loans are only about .25-.50 above owner occupied rates. I'll PM you my contact.

Depends where the land is located and ease/difficulty of that municipality but expect $10o-$150/sqft  minimum if you don’t have a dedicated crew and haven’t done this before.

Keep in mind if they are affordable there is probably not such a good deal. You can't find anything inside 285 for under $100k now. Look on MLS. Wholesaler prices are about even with MLS listing now.

It’s more than about commuting. It’s a lifestyle change. An odd indicator is the large family furniture heirlooms folks my age can’t give away to their kids like past generations. Transit, unfortunately, has been declining with the advent of shared rides. If nothing else there’ll be more cars and more people wanting to everything close by.

@Shaun Peterson I buy in up & coming areas similar to this in intown Atlanta. Atlanta is such a growing city you can't compare, but the back to the city movement is nationwide. I've heard this is going on in OKC, Omaha and KC. Seems like there is a lot of public and private investment being poured into Delano with the stadium and street improvements, and though Wichita isn't a fast growing area, I've seen in Wichita Business Journal they are trying to attract more millenials, which are most likely to move into this area. The right time to buy is before everyone else starts buying, which is what I did. Now, it's extremely difficult to find cheap lots or properties in intown Atlanta. It'll be interesting to see how your Delano property plays out. If nothing else you'll be close to Hatman Jack and those homemade Pop-Tarts at Milkfloat. Best of luck to you.
