congrats , that is cool you were able to get a deal off a Facebook group . Nice profit . 

Did the people you bought it from make any money or was it all just to pay off the taxes and attorneys . Really crazy and sad that people would allow a house to get in that condition , drug addiction is a terrible thing . 

The after video looks really nice I am sure the neighbors were happy you fixed up the house .

Congrats . Sounds like it was a good learning experience and you also made a decent profit . 

You mentioned you found the property off market , did you do direct mail or some other marketing? 

Was the first buyer preapproved ? 

Do you plan to do another condo flip on your next one ?

You do not need a real estate license in order to invest , most investors don't have a real estate license. It can be a helpful tool as it allows you MLS access and you can write your own offers etc .

Are you looking to work as an agent helping people buy and sell and earn commissions  or to use the license to help you invest in real estate ? 

If you google “real estate license Arizona” you’ll get a lot of different options for places you can sign up to take the courses you need for the license . 

I would look into "house hacking " a 2-4 unit to live in to start off . If you owner occupy with an FHA loan you can get in with 3.5% down . Best of luck .

Hi @Giovanni Luna , could you be more specific ? If you aren’t buying for cash you’ll need to use some debt/leverage .

@Sam Shueh One risk too in a market like the Bay Area is that most likely she wouldn’t be able to rent out her flip for positive cash flow if she needed to as a plan B.

@Calus Glispie Something you can do legally and something that happens in reality are two different things of course. View it from their perspective . $1 isn‘t skIn in the game. These gurus like to say these things to make wholesaling sound sexy .

@Drew Y. I’m guessing the flips you are doing in FL are likely a higher profit margin than 15%? is that the reason you decided to flip out of state ? How are you managing them working full time in CA ? Do you have a local partner ?
