 Personal use or rentals?

Most things that go wrong with them are actually simple things that can be swapped out. My $400 computer screen blew a capacitor and went black. So, I opened it up and spotted a burned spot. I went to Frye's Electronics, bought the capacitor and soldered it in. Works just fine. Cost: $1.25 But then, I enjoy taking things apart and seeing what makes them tick. Try that with your appliances. Most of it is simple stuff.

I'm glad you got your issues taken care of.  I signed up during the initial announcement of the partnership with BP.  I had a few bumps getting signed up but we worked them out.  I have a rent that uses this every month.  I love the service.  She pays, I get an email, then I get my money.  I never go to the PO box for that rent check, never have to drive to the bank.  I have also set it up for people to pay deposits.  As far as I'm concerned it ranks right up there with sliced bread.

I also use erentpayment for drafting rent and love it too.

You can put a lockbox on the property. When someone wants to see it, make them show a picture of themselves in front of the house, then a picture of their driver's license. After receiving that, text them the code and let them at it. Have them respond when they are done and the house is locked up.

I also recommend pre-screening them with some questions. There's no point in giving the code to someone with three dogs when it's a no-pet property. Or if they don't meet your income qualifications or don't want to occupy for two months or...you get the idea.

I hired a leasing agent to do it. She was worth every penny.
