Most things that go wrong with them are actually simple things that can be swapped out. My $400 computer screen blew a capacitor and went black. So, I opened it up and spotted a burned spot. I went to Frye's Electronics, bought the capacitor and soldered it in. Works just fine. Cost: $1.25 But then, I enjoy taking things apart and seeing what makes them tick. Try that with your appliances. Most of it is simple stuff.

thanks for the tip. Im referring to an apartment that I own. that's 20 minutes away.

I also recommend pre-screening them with some questions. There's no point in giving the code to someone with three dogs when it's a no-pet property. Or if they don't meet your income qualifications or don't want to occupy for two months or...you get the idea.

@Clancy Johnston I love it, have you done many like this? I was also thinking about putting cameras in the unit as another method of assets protection
Does anyone recommend a service to take my calls and work through tenant problems?
