Welcome to BP!! Be sure to read the Ultimate Beginners Guide to Real Estate Investing by Brandon Turner. Also read BP blog on wholesaling. Wholesaling is not as easy as it made out to be. You have know to identify a good deal and have full control over it in order to have credibility with investors
You can also your realtor to give you limited access to the MLS, it will be different from realtor but it will also give you an idea of the prices in your given area

Wholesaling is like a full time job. If you're not actively finding and sourcing out deals, then you are not making any money. With buy and hold/BRRRR, you are getting paid every month for doing very little. If wholesaling is something that piques your fancy, then by all means do it but I think its better to have multiple streams of income.

Agreed and well said!! Those looking to get into wholesaling need to understand that its not as easy as the GURUs make it out to be. You have to know how to identify a good deal and know where to find them. Ive had so called wholesalers email me nothing but daisy chain deals of which they have little to no control over and expect to get a decent cut. They'll never make any money operating this way
