Thats awesome you detected a ripoff before it was too late. 99 percent of these GURUS have the same MO. Once you know it, nothing they say will have any effect on you

I agree with @Shawn Ackerman. Find a reputable wholesaler in your area and attend local real estate meetups. There are likely investors in attendance trying to find a buyer for their deals. If you have the budget, you can also conduct direct mail campaign and negotiate a deal with the sellers directly
