@Amanda G.  I would ask my tenant to give me a referral but they have gone silent.  Communication with this tenant was always very quick and easy.  Suddenly they are next to impossible to reach.  No answering phone calls and not responding to text or email.

Thank you @Natalie Schanne, my tenant was qualified and had a great paying job that they quit.  Reason they gave is they are entering the witness protection program in a divorce case and moved to an undisclosed location.

Thanks for the reply @Amanda G.  My lease is the Minnesota standard lease, it says "Duty to pay rent after eviction or surrender. Rent is due under this lease even if the tenant surrenders the premises or is evicted by the Landlord.  Landlord shall make good faith effort to mitigate damages."

My tenant is going through a divorce and has decided to quit their job and leave the property.  The lease isn't up until May 2019.  What is the best plan of action legally.   This was a very qualified tenant with great references and verified previous landlords.    Suddenly it is next to impossible to communicate.   I don't fully understand what I am legally allowed to do.  This property is in St. Cloud, MN.  I have the property listed and am collecting applications for a new tenant.  Beyond that I'm not entirely sure what I'm allowed to do.

@Tim Swierczek @Josh Cook. Sorry for the slow reply, I’m in Europe on vacation currently.  I was very unimpressed with how signature handled my request. I had a working GCFI in my bathroom and after they completed the work, the GFCI had a green light on so I assumed it was working, but about a week later I tried to plug a shaver in and it didn’t charge, so I plugged my outlet tester in and it showed nothing, reset the outlet a couple times and it immediately triped. So I had signature come back to fix it. They charged me 65 dollar trip fee, 45 minutes of time and 23 dollars for a new GFCI.  I am unimpressed and will not be using them again.

I used shurrail HVAC to purchase my A/C unit. It’s a scratch and dent place all brand new though. Was less than half of the quotes from other HVAC installers. I used one of their contractors. He was licensed for commercial but not residential. I used him anyway since it was for my primary home and not a rental.  Great place You buy a unit and they deliver for free. But maybe not the best contractors for use on a rental.

@Josh Cook  I had lots of good recommendations for Signature Electric and that's who I ended up going with for some work on my personal house.  I must say I'm a bit disappointed.  Two circuits that were previously working before they came and did their work stopped working.  They charged to come back and fix, and one still isn't working.  I will be calling them when they open tomorrow.   Again I got recommendations from BP members as well as on Nextdoor in my neighborhood for Signature electric.  I must say they were very prompt to schedule and arrived on time, cleaned up after themselves and charged a decent rate compared to some.  But my experience was not the best.
