Hi Ben, welcome to BP and glad you are interested in the Twin Cities.  @Jordan Moorhead is a great agent to get in touch with  and is a great lender to give a call.  Best of Luck!

Back in college I started listening to podcasts and bigger pockets looked interesting. The first few I listened too had people with hundreds of units so I actually stopped listening for a couple years thinking it was a podcast for the rich. Flash forward I started listening again, I close on my first rental this week. I posted an add that it will be up for rent next month, phone has been ringing off the hook. I think I’m hooked on real estate. Thanks bigger pockets.

@Dorjee Wangchen @Tim Swierczek My grandmother lives in a Luxury Condo in Edina, association dues are high and she ,along with every other owner,  just got slammed with a $52,000 assessment each to redo the stucco siding since the contractors that built the place did not use proper water barrier.  Be Very Wary of associations.

Ive had good luck with Shurail HVAC.  They are a scratch and dent supplier.  Most of their stuff seems like its just open box, half the price of new.  Some of their installers do not pull permits and such but you can pull your own permits.   Good Luck!

Do you all typically look for repair or replacement coverage in the event of a total loss?

Thanks for your input @James W..  I just received a quote from Brian at Atlas Insurance recommended by @Joseph Hammel.  Awesome guy, just got a quote for $682 for a standalone rental, now we are looking at what we might be able to do for a bundle with my primary, vehicles and umbrella.  Thanks everyone! We'll find the best value eventually, just shopping around.
