@Lee Fahy @Tim Swierczek. Lee I had nighmares of that exact scenario. I was thinking of you and @Erik Anderson as well in my nightmares. I had my tenant keep the water running for all four days (I pay water) and she said she turned the heat up higher since I was worried about my property as this is the first winter Ive had the place. God bless her. I feel like I'll be doing the exact same thing one of these winters.

Hey @Jeremiah Dagel, I would highly recommend giving @Tim Swierczek a call regarding loans. He is an experienced real estate investor here in the Twin Cities as well as a veteran loan officer. He'll be able to help you determine what loan product is best for you. I would also recommend meeting up with @Jordan Moorhead who is also a local invest as well as a real estate agent. He has lots of experience with small multifamily around the twin cities area. Best of Luck!

Even a new agent likely isn't going to scour the market looking for what you want. Have them set up several automated searched (You don't need to sign any contracts for that). And when YOU find a deal that you'd like to see, call the agent and set up a showing. I think its alot to ask for an agent to scour the market for each of their customers, only to take home a 3% gross commission on a 200k house. That agent would have a much better use of their time looking for off market or pre market deals, and sending it out to their customers. Just my thoughts. We use an agent just to view properties, we hunt for the deals ourselves and run the ones we like by our agent to get their opinion. Then we move forward with offers on those.

@Armin Nazarinia yes I have a plan and at the end of the day, it really doesn't bring me a whole lot of headaches. I'm just new and I am trying to stay within the limits of the law.

@Andrew Syrios @Rachel H.I'm really not too concerned about the money, I just want the house to be left in good shape and for them to get out if they don't plan to pay anymore. According to the lease they owe the rent for the entire term of the lease, but with the tenant claiming they are in the witness protection program now, I can assume its not true, but I'm not willing to take any legal risks until I am more educated on the subject. I will be heading to the property this weekend, I just wanted to check in with the BP forums before I enter the property with 24 hour notice. My last communication with the tenant, they said they will be out by October 1. I drove by the other day and noticed their patio furniture was still there, so I assume furniture is on the inside as well. I want to be able to show the house as soon as possible to minimize vacancy loss. I have a couple qualified applicants lined up ready for a showing already with more applications coming in each day.
