If it’s an upgrade def raise the rent over time to settle w/e he’s willing to pay. Cause at the point you can remodel the whole room over time. The biggest problem I’ve found with doing a major repair in a room that the tenants can’t utilize that room until it’s finished. So i would just start the upgrade in that room with the floor and prep the room for long term remodeling. I’m not pro though.

I was unaware that a building can be under rent control, i thought it was usually an entire area.

There’s is so many abandon buildings in Newark. I drive for dollars everytime I’m out there. I wish i was a more seasoned investor cause there are just lots of land waiting to be grabbed up. This thread is reassuring that there is profitable blocks in Newark.

There was a leak in my second floor unit after that big storm hit. I had to replace both water heaters for each of my units, it was an out of pocket cost. I also heard mixed reviews on whether i should have filed a claim. Any suggestions on what direction i should go ?
