Section 8 has such a bad rep. That money comes in every month and always pays very close to market rate. Wish i had some tbh 

@Jon Kelly for option number one how should that be communicated, email or some type of certified mail? I also have an issue similar to this, i do want to have the convo like you’re saying due to being Lenient during Covid. But sticking to everything in my lease as well. 

@Nathan Gesner those forms that we Google are accurate and reliable you would say, is it really that Simple to just find them in Google search ?

This situation came from a tenant i inherited along with the terms she was living under through the previous owners lease.

She refused to sign the lease because she stated she had a cat though the inherited lease and the lease I created states there should be no pets in the units.

Her lease expired so my NJ state law she is M2M and this took place over Covid.

So I just want to put myself in a better position moving forward.

What if one of the children turn 18 as they are living in the unit ?

@Kevin Sobilo so being that I am a regualr landlord without any extensive systems would you be able to suggest a platform that will allow the tenant to give and e signature, and what happens in the case of when the tenant doesn’t agree with a lease term and refuses to sign it ?

So from my understanding in this thread all general contractors should have an (LIC)license number ?

@Kevin Sobilo what systems do you use for tenant e signatures and what systems are you using that allow the tenant to view the lease before sending it ?

There’s so much undevelopment along the boardwalk
