I would say start with Brandons book "The Book on Rental Property Investing" you can apply it to mutifamily. That's what I have done. Then from there you can expand

How did SEO work out for you back then? Are you still focusing on SEO? 

Have you moved your advertising $'s to another platform?

I'm starting out on FB Ads & Marketing & I would like to know your insights regarding SEO, just to know if it's still relevant in 2018 bc this post was written a long while back..

I'm currently a Realtor & I have been studying FB & IG Ads & Marketing. I have been implementing some of what I have learned along the way for my real estate business. I haven't done paid advertising just yet but I'm about to launch a paid advertising campaign. I have been focused on growing my organic reach for now. 

My question is, have any of you guys used FB Ads to get leads for investments or purchasing or selling property? I know there are FB rules that won't allow much of the real estate to be posted. If you have figured out how to post without getting red flagged by FB, how have you done it? 

Or if you are planning on using Social Media for leads, how do you plan on using it to brand yourself & create a fan base of loyal followers?

"Hey Mr. Landlord how are you doing? 

I was thinking about all the property you have as investments & came to the conclusion that my apartment is a very small % of your real estate portfolio. Would you be open to negotiations for me to purchase the apartment you're renting me?" 

-Everything you say is a script. This is what came to mind right away. Edit it because I know it's not perfect. Once you have the conversation started, follow your Landlords lead with what he says to continue the conversation.

I would suggest presenting him with a few offers to give him options between 3 or more offers rather than the option to say yes or no. 

I'm not an official investor just yet but I have studied a lot and I have been in sales for a few years. I'm also a Realtor, I know how important scripts are in order to sound confident in what you are saying. Just a few things that would help you out to negotiate.

They have deleted my posts before as well, my reason was because I kept mentioning my brokerage. I believe we can't market our businesses on here, it's more to build relationships not to make sales. Sales will eventually come but first there must be a relationship. 

I would suggest to not let your emotions flow into BP. It's the internet, you can't get upset with someone 500+ miles  away (or however many miles you are away from the moderator who deleted your post. This is a great place to hang out with to learn & build amazing relationships. Since I got my posts deleted I have learned so much & met so many amazing people. 

This is how I see it, don't take my word for it though! I just say so because it happened to me twice already. 

BP also has rules somewhere. I forgot what link it is but I remember seeing something like that. You can check it out before you post next time..

I'm also a new upcoming investor & I'm also an agent. Based on what I have studied & learned I would decide to try a Partnership so I can start getting the experience. A partner preferably with experience with real estate investing so he/she can guide me to do the right things. I would make sure my partner is someone who has money but no time to analyze deals.

I'm am intrigued with the idea of creating businesses to help as many people as I can.  I have been making a lot of connections with professionals in my local area, & everyday my network grows little by little. 

I'll read them in the coming days, I'm really eager to get started with at least running the numbers on what I can.

Hi Nikelle, first thing is that next time try avoiding mentioning your brokerages' name on your post. I got in trouble, twice, for doing so. 

I'm not in your area & I'm also new. I'm on the same boat as you, looking for successful investors who have the time to teach newbies how to run a successful business.

I am a REALTOR as well, my plan is to hustle to grow my real estate business, use the capital to deploy it into flips or live & flips, & use newly acquired capital to finance my rental properties. As well as starting other businesses that will support my real estate business. It won't all happen from one day to the next. It all takes time, it takes time to build trust, to create healthy relationships with those in your industry & market & it definitely takes time to build a successful business.

BP is a great resource for information on any type of investment relating to real estate, you just have to look for it for like 5 minutes. Everything you need is on here. To increase your business as an agent I would high recommend the (red book), The Millionaire Real Estate Agent, you must know about it since you are with KW.
