Post: It's been a few months, but I'm back!

Thank you for your insights @Abel Curiel , I really do appreciate it because it's keeping me on track. To respond to your points, I'll go in the same order

Point 1

In a way I have that covered. I'm a REALTOR & I am always keeing an eye on the market. I myself am working on Advertising & Marketing. I'm talking to people by calling local businesses & door knocking neighborhoods & my database has been growing little by little. 

Point 2

Yes, that is a major thing I must study about & I have it scheduled on my calendar. I already have the book of estimating rehab costs & have my eye on a few other books I'll be studying for flipping. I also listen to BP Podcast on a daily basis. 

Point 3

This won't be a problem whatsoever because like I said, I'm a REALTOR. I am starting a networking group w an insurance agent, a business partner, someone from title, & mortgage broker. It's still in the making but we have been discussing ways to help each other out & to add more people once we are fully set up & grow our online presence. My broker is also helping me with my Advertising & Marketing/Digital Agency Business I will be setting up in the near future to help REALTORS in my office & to eventually scale it out & step out of the business. 

House Hacking was on my mind. I'm in the Bay Area/Napa Valley areas. It is really expensive here & the laws are a lot more complicated than other markets I've looked into out of state. I still run numbers on properties here for rentals (I already studied part of that business) in my market just to understand what's going on in my backyard to be aware of what I must look for in other markets that I might not know of. 

I'm not in a too good of a situation to buy right now, but I am consistent with what I must do to achieve my goals. Door knocking, social media connections, digital marketing & advertising, cold calling. My brokerage provides all the tools necessary to succeed in the real estate business & I have just been implementing the last few weeks. 

The only thing is that I work full time from 4 PM - 2:30 AM which prevents me from dedicating enough time on my businesses but I time block & work on my one thing every single day. Whether it be learning or implementation, I am always busy doing something to move the needle forward.

Hey BP Community!

I am not a new member but I have been absent in the last couple of months. I am from Silicon Valley, living in Solano County, & working in Napa Valley. It's been an amazing journey, I have been working more on developing myself to become a better person & now I'm back wanting to connect with members in my area. 

Feel free to message me, I would love to get to know more people with in the real estate community. I'm an inspiring investor, always hanging out on BP & researching other sources

My "end goal" is to help every person I can who accepts my help (not everyone has a growth mindset). I want to provide a different way of educating people, I want to help improve my community, I want to upgrade society as a whole, and much more. I have a diverse background, not much in the working field of all that I have studied & interested in, but in connecting together all that I have studied with everything happening today + my experience of living in San Jose, Mexico, & Vallejo. I want to make an impact, even if it's only one person. If I can help just one, then my hard work & struggle would have been worth it. I know, I may sound insane. Probably just a little, you wouldn't be the first to think that about me. I've been told many times & I'm okay with that because this post isn't meant for you. I'm talking to those who have a vision of the future as a society as a whole, children's future, & grandchildren's future not just their lives. Those who want to be part of the change but are afraid to speak up. Trust me, I'm uncomfortable writing this but how can an idea serve you if no one knows about it? 

How will I do this, you may ask..

Well, it all begins with real estate! I want to learn how to build capital through flipping homes, so I can move that capital & deploy it into rental properties so I can focus on helping people who need a different way of looking at things in order to proactively create something amazing for themselves & society as a whole. & the best part about it that that I will be helping people along the way (providing a home to live in for the rent-minded population), raising home values in a certain neighborhoods (through flips)

I still have a lot to learn, I'm completely aware of that, but I'm only 21 years old! I have time to learn the necessary skills to get me to the next level. & once I'm on  that level, I'll have the time to sharpen those skills & develop new ones to take me to the next level. I'll work as long as I have to, just to make my dreams a reality. No internet troll, or someone I know on a personal level will ever stop me. That just shows their character, I have better things to do than whine over an online bully. 

I bet that there must be at least one person out there who is somewhat on the same boat as I am with what I want to create. I hope that one person reads this, & please don't hesitate on contacting me. Give me an opportunity, let's meet for coffee, & come up with a plan - could be for real estate or it could be to help improve people in our society, I just want to get myself out there, I've been in the shadows for far too long. It's time to go all in with all I got.

Hey Michael! Welcome to BP!! 

I'm also an aspiring investor and a licensed agent. I've been studying rental investing for about a year now. Yes, the bay is really expensive. I currently live in Vallejo and ran the numbers on properties in the area and they don't generate enough cash flow! 

If you're interested, there is a workshop that's going to take place Feb. 13 in Napa. If you would like to attend let me know to send you the website to register for the tickets! It's a free event. People from my office are going to attend as well. It'll be an awesome networking opportunity for you since you're just getting started! It'll probably help you with some decision making of either investing in state or out of state! 

I'm on the same boat as you, I've researched markets out of state and the seem more promising than in state, I'm just building up capital to get started!

I just recently got my license and have been working with a brokerage for about a month. I took some what of online classes. Due to work I decided to just purchase the books and take online quizzes. it worked perfectly with my schedule and was able to get my license in 6 months. 3 months later I was with a brokerage. I would recommend reading the Millionaire Real Estate Agent, it teaches what the 20% of the business you must focus on to get more business. There's a lot of ideas to generate traffic. I also met a lot of business owners and investors through my last job which is helping me meet more people for my real estate business. No problem!

I'm doing the same right now too. For a while I've been running numbers here in Vallejo but to get a good deal I would have to offer a much lower price than the seller is anticipating. I'm going to continue searching for properties here so I can practice. I also started to research markets in different parts of the country to get an understanding of them in case California doesn't make sense to invest in. 

I'll eventually start the meet up group out here, I just need to get everything organized at my job first so I can have more time to network with other investors, insurance agents, brokers, etc. 

I'm also wanting to pursue this as full time and I'm eager to start but I'm not ready yet I feel like I have a lot to learn but I don't want to be stuck on analysis paralysis. That's why I want to make the group to see what investors think.

Hey Derrin! Welcome to BP!

I'm also an upcoming real estate investor, I have my real estate license here in California and have started to analyze properties in my market area. 

I would suggest start by reading the Ultimate Beginners Guide that's available through BP to get an idea of where to start as far as why you want to invest, as well as what you want to invest in. You have to be specific in what you want because then you'll end up analyzing all the properties in your area and it'll be a waste of time. Once you have that chose your market and study it thoroughly. After that you can start to analyze properties to get a feel for your market.

Sorry, your post with the details didn't load when I replied. I'm also starting with small multifamily properties and I live in California. The numbers here don't make sense so I started to look at different markets in different parts of the  country. 

That's where I would recommend to start. Look at fast growing cities, population growth, etc. If you have any questions feel free to let me know!
