Hey BP, I hope everyone is doing well amongst these crazy times. I was wondering if anyone has any suggestions on how to get contact information for owners of single family properties? I am looking to reach out to some owners in my market and inquire if they are interested in selling their property. Side note- the owners of these single family properties are using their properties as investments. 

I have used list source however the contact information isn't the best. Additionally I have been to some of the properties that I am interested in and asked the tenants if they wouldn't mind sharing their landlords information. I have received a few leads from this avenue but just wanted to see if you guys have any other suggestions on ways to go about this!

I am in a similar situation and suggest you check out the house hacking route, using an FHA loan. Or using a cosigner. Additionally you can suggest seller financing to an off market seller and have them take second position of the loan so you don't have to come up with the entire down payment. Also, if you haven't already you can ask a family friend for a loan of the down payment and set it up where they will incentivized to do it by you paying interest on the amount they lend. I'm currently involved with working with an investor to find these type of distressed properties. I have found two properties for him that he was able to negotiate under market value. I have been successful finding these properties through craigslist, cold calling people specifically within his criteria and following up with them. In addition auctions are also a good avenue to pursue. Hope this helps!

When it comes to private money lenders, they are much more flexible than the big corporations and other financing methods. Private money lenders typically invest in you rather than looking at your personal credit, but if you have good credit it can be beneficial. I suggest you get in contact with a private lender and explain your situation to see if it can be a possibility.

I just wanted to jump on the forums to introduce myself and share my goals. 

I've been spending the past 3 years learning about real estate and doing as much as I can to prepare myself to buy my first investment property. I have created a business plan, built a projected cash flow analysis spreadsheet, worked with SCORE (mentor group), read books, listened to podcasts, took the real estate license class, talked to a number of banks to obtain financing, and I am now currently working with an investor to gain experience. 

Starting out, I'm most interested in purchasing a small multi-family property (duplex or triplex) and holding it. 

To make this happen, here's a list of the things I am working on:

1) Trying to find a good area for my first buy. Preferably in the seacoast. I am leaning towards Rochester or Somersworth, but up for suggestions. 

2) Looking to build a relationship with a few lenders (private).

3) Obtaining my real estate license. 

4) Continuing my education in the real estate field. 

5) Networking with like minded individuals.

If anyone has any suggestions on what I should do moving forward or would like to connect, please feel free to reach out.
