Hi BP community, I hope you're all doing well!
To find off market opportunities in the areas I have been investing in, I have been sending emails to home owners. The content of these emails are short and sweet with me inquiring if the home owner is looking to sell their property. For example, "Do you have any interest in selling your property at 123 Main Street?"
Does anyone know if I need an unsubscribe link on the bottom of my email. I looked into the CAN-SPAM Act and it says you need an unsubscribe link if its considered “Commercial”. Would these emails that I plan to send out be considered commercial? Additionally, is there anything else that I should be aware of?
Would love to hear your guys thoughts

Hey BP, hope you are all doing well! I recently purchased a mobile home as an investment property and there's a lot of maintenance that needs to be done throughout the year. Such as maintaining the garden, cleaning the wood stove, winterizing the windows etc.
When I purchased the property, the previous tenants have lived there for 25+ years so they know the inns and outs of how to maintain it. These tenants have moved out now and I currently have knew ones. I have relayed best I can on what the old tenants have told me in regards to maintaining the property. However these new tenants are having a hard time understanding.
Would you guys think its okay to have the previous tenants talk to the new ones? If so, is there anything I should be concerned about if I do this? The previous tenants would be more than happy to so.
Would love to hear your guys thoughts!

Hey BP, I recently purchased my second investment property! It is a mobile home and I was able to get seller financing for half of the purchase price. I plan to BRRRR this property to pay off the seller and get my money out and was wondering if you anyone has any suggestions on banks that can do refinances for mobile homes. The property was built in 1968.
If anyone has any suggestions I would greatly appreciate it. Thanks again BP community!

Hi BP community, I hope all is well and everyone had a nice time over the Holidays.
There's an owner who is looking to dispose his entire portfolio but is selling one property every year to mitigate his capital gains tax. Do you guys have any suggestions on how to create a win win scenario to get the owner to sell all his properties in this upcoming year of 2021? He is an older gentleman that is looking to retire as soon as he can, but the capital gains tax is holding him back.
