I am meeting with an owner of 6 properties they out right own 100% on Thursday afternoon this week.  This will be my first meeting with anyone to discuss owner financing. The asking price of each property is under market value, so I'm figuring to give full asking price.  I just don't know what to do next.  

Do I offer down payment, percentage rate, etc?

Ideas on how to structure, what to ask or give?

@John Underwood, do you buy through a website? or local county website? How do you get a list of all tax lien properties?

We're always looking for multifamily or properties in Rock Hill area.  Please add me also.

Besides Loopnet, etc I'd like to hear other ways to find mutlifamily units.  Any help would be great.

I paid 100k and 106k for the two properties in Fort Mill and the rents are 1295 and 1195 respectively.  Not sure 100% if I follow the rules or guidelines of the 1 or 2%.  Looking into it a bit, it would seem i am within the 1% guideline.
