congrats Angelica, great experience . I would highly recommend lease option -you can get a higher then market price with a non refundable option fee. I've done several in Joliet. I also have several rentals in that area. I would also recommend you as soon as your able to transition into buy and hold to do so. I believe in that's where the wealth is built. Great Job ! thanks Cadace, I should of explained my question better.  I sold a house on lease option so i know how it works.  but my question was for tax purposes, at the end of the year will I have to give the buyer interest statement so they can deduct on their end.  Sorry for not being more clear.  thanks

My question is during the lease part of the lease option does the tanent gets to deduct the payments at end of year?

Hello Mateo, I personally do not have a commercial loan with First federal bank of Joliet but I did talk to them about a comm loan a while back. They advertise that they have 4-5 % comercial rates. However, be aware that for a 9 Unit loan it Could be frown upon due to size of loan. Because it's the same amount of paperwork for a 5-16 unit as a 60+ unit. Just a thought . Good luck .
