Hello I have a potential customer that has been approved for a Short sale on his current home.  (he is upside down big time- owes $220K worth $105 ) and has $15K to put down on a house.  I am looking into purchasing a home to sell to him with a lease option for 2years.  My question is does the rent that he gives during the 2 years does it come off the agreed sale price or is the rent just straight income to me?

Any advice is appreciated.

Kudos on your closing. I regards to your loan I do longest term. Lowest rate. In regards to entity : original paid cash and put in my LLC. Then refi- and removed from my LLC and property in personal name. Then increased my insurance to $2M( or as much as u can afford but should be increased) after all what is the main reason you put into your entity ? Exactly ,to protect against your personal. Then wait about 6 months and put back into LLC if they call loan due( which I have not heard of anyone calling loan due) then tell them that you'll put back to personal . Good luck

Negative I would not . Be patient. Better being vacant then bad tenant. No tanent = no rent income. Bad tenant =no rent income and legal fees for eviction.

There's several ways you can come up with the value. Take NOI(net operating income) devised by cap rate = this will give you the offer price that your buyer will be willing to pay. A great book that goes over this is " the abcs of real estate" from Ken McEroy Chapter 7. Good luck.

Remove and install surround . It's sucks to pay $450 but never have to deal with it again. As for the outside remove some siding from less visible area and replace with best matching siding.

It's all about the cap rate you want to make. Sounds like your area is competitive. With the low cap rates . Me usually looking for min 10% cap in my area. Live where u wanna live, but invest where the numbers make sense. Good luck
For sure B . If this is your first deal this will be a win win because you will make 1/2 and most import you will learn a lot. What price does the learning have. Then A will become easier with hard money since you'll have one under your gelt. I did private money on my first and went well. I'm in the south/west burbs. Let us know . Good luck .

I invest in Joliet. Have several 2 flats with cap rates at 10-13%.

Another view would be to know what cap rate you are looking for. I usually start with the cap rate that I am looking for. I'm from Chicago burbs and u can get 9-14% cap all day long. Not including PM. Good luck.
