I Invest in Joliet west and east. You have to know the areas. My properties are east of Larkin but west of center. Not very good appreciation but good cash flow . 10-15 % cap rates. 7-8% vac. Hope it helps.

I have several properties on east and west side of Joliet. I try to stay on west side of the River. Cap rates are good. 10-15% I consider these areas like St. Pats and the Cathedral areas as B-. I do notice that appreciation has not been good. But cash flow is good if it's what your looking for.

Hello BP nation. If i seller finance a property that I owen out right , can I charge the buyer a PMI also and maybe get a 3rd party PMI insurance just like a bank would do if less then 20%. please give me your inputs. thanks in advance

I went to the Armandos 3 day deal before BP. I then negotiated a deal from the 40K down to 6K with no bus tour. The value that I received was in a personal coach that came with the system. To me it defenatly gave me the confidence to do my first deal. I have to admit. If your interested I can sell u the CD program that u receive with the 3 day course. Either way information is good

I do the same with direct deposit however it gets confusing when a tenant pays late fees I don't know who's who? And some of my tenants don't know how to text. Any ideas?
