Hi BP,
It would be great if we could see some rehab estimation videos a little bit more in detail. Maybe let members in areas add videos to purchases and show their numbers on proposed rehab.
I also agree with having a BP styled market report. Through a video/podcast ,maybe have Brandon narrate and Josh be the devil's advocate. Just a thought.

I used a conventional loan and had a local REI agent help with locating one. It turned out to be a turnkey property that the owner needed to sell fast to pay for medical expenses. He as going to rent it out at first but had to part with it.

Thank you so much. I am still trying to find my way. I haven't gotten any good leads, just a couple of calls but nothing is panning out yet. I don't doubt that will take me a while to get one good deal.

@Mark Parzych, Do you think buying a property in a gentrification area to House Hack is viable in the Houston market. I am currently looking at this situation for my second investment purchase. I plan on doing a similar remodel in turning a 2bed/1bath home into a 3/2 and modernizing the kitchen. The purchase price is right at market value but i hope to add value and sell when the area reaches the "Heights" trends. Thanks, and good luck sir!

@Jonatas Silva Don't feel bad, I am also in the same boat you are in. I almost got the nerve to knock on the door of a couple of properties but it is still out of my comfort zone. I have sent about 30 hand written yellow letters in the past 2 weeks after getting the leads from driving around the neighborhood that I want to target. Nothing yet. It pales in comparison to the large amount of direct marketing that I hear goes on in the podcast, but a trickle is better than not having done anything. This is just me forming a habit and routine to get things going. I seem to have a good amount of discipline to form strong habits. Best of luck!
Would it be good idea to start a campaign looking for a house-hacking property? I dont know if this type of campaign is reserved for wholesalers.
