Foremost, I admire your spirit of inquiry; a curious person like you will do well in any endeavor that they chose to undertake.
It's similar to the trait of dedication that @Kevin Yoo and @Jay Hinrichs share in giving you their experiences.
My experience resembles that of @Carlos Hernandez as a Bay Area investor looking out of state and realizing that cheaper markets are not truly "passive". Just view R.E as a multi-faceted game that can provide an education that is sometimes costly and sometimes profitable. I find the journey itself exciting and fulfilling!

Which S.E. Markets (cities) do you see the growth happening in?
I've heard: B-ham, Little Rock, Memphis, Hotlanta...

I have not bought a property through @Jason Hartman yet, but I did pay for a session with one of his financial coaches, Fernando Aires.
It gave me valuable insight and a plan for financial independence through RE.
I suggest listening to Jason's podcasts, which are free, as there is so much good information in them!

Like @Jim P. alluded to, thanks for the "Paul Harvey", or "The Rest of the Story" regarding your experience.
I appreciate your transparency.
I just finished Kiyosaki's latest book, Second Chance. I enjoyed his parable of looking at any situation as a two-sided coin, but realizing that it's actually a three-sided. Remember, there are the two edges, or sides, of the coin, but also there is a different perspective standing on the coin's edge...
I'm trying to look from all three sides of the coin when making decisions.

I apologize for asking the obvious, but did you attempt to attract tenants by lowering your rent as your property sat vacant?
Thx
