do a throughout property and neighborhood search . It could be the neighborhood is know for crime and people being robbed or a very paranoid individual. Either way do your Due diligence and trust yourself and what you find 

Hello Liz foreclosures can take different times frames. It depends upon what stage Is the foreclosure process is in . Normally foreclosures that are bank owned will be will8ngnto negotiate  if the property has been sitting for a sizable amount of time. If it's a new foreclosure than they will likely sit on it in order to make the money back that they have lost.  A foreclosure with the town is auctioned off mire times than not so they would tell you the auction date and time and place to show up. 6i agree with this  whole heartedly. I am starting to look to invest and wholesale in different states and cities another investor said study the areas growth and do this for a whole year.

If your looking for agents / Brokers in Long island i am taking  the real estate test next month as well as working with my broker over a year as far as investing is concerned. My Broker has been in real estate for 40 yrs if your interested Pm me 

Being from long island as well there will be hot times and cold times to invest in properties. You should have a way to support yourself it will not be easy but it can be worth it in the long run try to make a list of goals you want .  For now you should focus on investing out of state . Why spend 100k to make back maybe a 30 k flip or find a place that you can spend 5k and rehab it for 10k  and you can flip the house for 60k or more good-luck
