Welcome @Anna Warren . I'm relatively new to BP but can attest to the awesomeness of the group. Don't be shy and always ask for help when you can't find something in the BP database. Best to you from New England.

Welcome aboard @Kelsy Soderlund
I'm new too and have found the BP community both knowledgeable and welcoming. I'm working on my second wholesale deal (with more to follow) and encourage you to dig into the Wholesale Forum threads for some amazing information. Being new I may not have all the answers but I'm happy to cheer you on in all your efforts.
Best success!

Admittedly new to this...but it seems clear that the MLS holds few options for finding valuable properties for wholesaling. I'm researching direct mail and targeted email campaigns but wonder if I've overlooked something important. Any thoughts from successful wholesalers on marketing tactics that I should consider? Thanks in advance for your thoughts.

Post: Wholesale property in Maryland: Question about the deal

I'm working on my second wholesale deal and one of the projects I'm developing is a single family home in Maryland. Property is currently held by an investment firm and they plan to auction it at the end of September. My contact with the firm is motivated to get it off their books and will sell it to me before the auction but tells me that I do not have access to the home's for inspection prior to the purchase. The neighborhood, purchase price and worse case rehab number (which are assumptions on my part) make sense for a wholesale property. I have buyers who I can present this to once I control it. Not being allowed to inspect this property prior to putting money on the table has me nervous.
Should I just pass on this property and move on to the next?

Just finished this short article and think this applies to Real Estate Investing. As a newbie I want to learn all I can as quickly as possible. Don't you think it's best to surround yourself with smarter people? Curious to hear your thoughts....https://www.openforum.com/articles/never-be-the-smartest-person-in-the-room/?extlink=of-syndication-sb-p

@Phil Kallis Thanks for the note. I'm developing properties in towns west of Boston....Springfield is my limit. Would love to grab a coffee and learn about what you're working on.

I'm listening to the BP Podcast 031 Building a Professional Wholesaling Business w/ Lamar Cannon. Taking lots of notes and loving what I'm learning.
In your experience what's the key to success in wholesaling?
