@Derek T. That's nice work man!  Did you work with these contractors before?  I have been in the position of having to switch/fire contractors in the beginning, and unless you have a nice backup, it can be tricky to recover into people you can trust.  Just curious why you fired & how you rehired.  Very nice work my man.  Do you have any more pics of this?

The J Scott Books you can download for free under the Resources tab. I remember reading 'Flip' by Rick Villani/Gary Keller, i think, but it was a little outdated in 2007.

Welcome @Michael Sullivan. As ive advised a couple other new people from chicago, many investors there start out in Milwaukee. A lot more deals, cheaper, stable market to find flips and rentals.  Just FYI, maybe some investors in the Milwaukee area could be of help.  Glad to have you on board man

The MLS will always have updated data, and as others have stated, within 3 months is always better than last 6, 12, etc. Try to keep the type of home, neighborhood (subdivision) & square footage within proximity.

When you post on BP you will find that there are alot of more seasoned investors willing to help out.  Make sure you include the cities you are interested in investing in your posts so people receive those keyword alerts and interact with you!

Exactly.. people arent getting the returns they like anymore in the stock market and they would rather get a guaranteed 10% return on hard money loans, even if its over the course of a year. @Michael Bradford
