Dude that is AWESOME. We have very similar stories. I started investing around 25 26... I found BP in 2011. Just finished my first couple flips and its a great feeling! The first is always the worst btw..

Welcome @Robert Machanic! Austin is a really profitable area for so many reasons. Network on BP with as many investors and agents as you can, and you already seem to have a pretty good knowledge of neighborhoods in the area. Way to go man.

@John Horner I am an attorney, living in Ohio, but not licensed here. You should DEFINITELY call a local real estate attorney and sit down and talk to them. Most of these situations can be solved relatively easily, though not quickly. Find a good attorney THAT WONT CHARGE YOU FOR THE INITIAL CONSULTATION. Then, when they explain to you the course of action, pay the fee, if you think it's reasonable in relation to the problem, and a strongly worded letter from an attorney is alot more threatening than an agent. If he owes her any money, they could threaten attachment of a civil judgment of $$ on him, and that threat might leave him to sign the agreement in lieu of having to owe her money. If I were you, I would ask an attorney if threatening to sue him for back mortgage payments, maybe in lieu of him signing away his right, would be a good course of action. I dont know anyone in Columbus though. Best of luck, and keep me updated!

Awesome @Emily Gerry! Definitely use BP as a resource to network with local investors. If you get to the point where you know how to analyze deals in your market, and you're already networked with a few investors, it is actually alot easier than you might think to develop equity partnerships with them. It's alot less risky on rental properties too. Also, family members can be a great resource if you are looking to give someone just a basic return on investment in a year, say, 10%, if they help fund one of your deals. Just a thought. But definitely, find people in your network, like other agents & investors, and try to educate yourself as best you can as to what good deals look like. Exciting times!

Thats awesome @Jonathan Bendickson! researching another market can be tough, but with BP, networking with other investors and real estate agents make things so much easier. Way to go to get out of (what I believe) is quite an expensive market in Vancouver. There are certainly more opportunities to pick up more, lesser expensive deals in the US.

Awesome @Tatum F.! Just keep on networking, and eventually, you will meet enough people in person, and gain enough knowledge to get after it at an exponentially quicker pace! I have met dozens of investors and my exploded my knowledge of rehabbing and remodeling homes. Best of luck my man!

@Dave Boswell Awesome! I actually have had some painting questions recently... I just started podcasting about my flipping, and I the flip I am doing has quite a ton of painting to do, interior, possibly exterior, and a lot of trim. As you are a painting pro, would you like to skype sometime and discuss painting issues for real estate investors? Sorry to just reach out to you like this, but I just ran into this thread. Awesome @Ryan Kee! Networking is the key here on BP, as I found it 4 years ago, I have since done deals, analyzed deals, and been mentored by people I have met on here. Such a great resource. & also... tons of people in WA state to network with, as Seattle is pretty expensive and competitive, everywhere else has become so desirable the past few decades.
