That's awesome @Linda Weygant. Denver is competitive in places, but can be a great rental market!

@Chip Carter- Cbus is a great market, just try your best to network with agents & investors there, and they can help you analyze what a good deal looks like. I helped my buddy look for a house of his own in Columbus last week, and it was crazy how different the neighborhoods can be next to eachother. Just do your homework, wait for the right deal, network, and I'm sure you'll do great!

@Ryan Potter& @Darren M. I live in the area, worked in oil & gas here for a few years, and I am also from northeast Ohio. But I went to law school in Houston Texas from 2010-2012 and am moving back to Houston in July for personal, business & WEATHER reasons! The house I bought is in Highland Square, but there are alot of great places to find deals in north canton, and up in Cleveland as well. If you are interested, I am also podcasting about my investing experience on iTunes!

Welcome aboard @Kyle Soderman! Getting into real estate investing is alot of fun in the beginning. It was really hard for me to start absorbing knowledge alot and networking until I found BP in 2011. Try to locate local investors, (you can set up keyword alerts anytime someone mentions minnesota, or something), and they will usually be very helpful in getting you started, or even meeting in person to chat real estate. Exciting times, man.

Hey @Sebastian Villa! Exciting times as a new investor. I found BP 4 years ago and it helped me quit my job to where I am today. Try to network with local atlanta investors who know the market, which neighborhoods are good to get started out in, etc. Also, not too hard to find equity partners or lenders on BP as well. Network network network! Do you want to get into rehab & remodel game, rentals, or something else? Welcome aboard!

Yes, second everyone else. It seems like the house is either over valued, or it is a FSBO by someone who doesnt know how to price thier home. Unless there's a huge price drop, or you like the home to live in yourself, I would avoid.

Totally agree @Ryan Potter!! I actually live and am flipping a house in Akron, Ohio right now! So, I totally get where you are coming from. It actually is almost easier to be in a smaller market starting off, because more affordable prices, more deals, and less competition. Also, I was actually born in Kansas City. So I'm with you on many levels. My profile says Houston because I lived there from 2010-2013, and am moving back in July. What kind of investing do you do?

Exciting times @Challenor Jack! I know Chi town can be a tough place to get started, but there are a TON of investors there that head over to Milwaukee to find affordable deals, to both fix & flip and to rent! Try to partner with local investors here in Milwaukee to get started, if you are interested in a more stable beginner friendly market... just my personal opinion.

I read Rich dad poor dad when I was in college. Good stuff, but nothing compared to Tim Ferris, Gary Vaynerchuk, Seth Godin, Darren Hardy in my opinion. Not very real estate heavy, but more entrepreneurial/go after it books I enjoy more. A new book I just read that I really like, kind of like 4HWW for travel is called Buy your own Island by Danny Flood.
