Hey man, dont worry, I am 28 and still figuring things out... I would try my best to network with investors here on BP.. There are a decent amount in upstate NY. Make sure to put the cities you are interested in in your posts so the keyword alerts reach the people who follow those cities!

Several times when looking through foreclosed properties I have opened the fridge and found fresh groceries. Squatters can be rampant in good areas and bad... kind of sad to see. never ran into them in person though, just found groceries.

That's awesome man! Definitely many investors from the Philadelphia area on here who are totally willing to contribute to your knowledge. Networking is a very powerful tool. Best of luck my man.

Definitely try to network with other investors in your area. I started doing this on BP about 4 years ago, and it was a huge help. You would be amazed the outpouring of support for new investors by the seasoned ones. Ask questions, get engaged, and start reading some of the J. Scott Material on the site!

If you all are looking for a unique perspective on OHIO WHOLESALING issues, Karl Krentzel of 'The Red Pill Investor', interviewed me on Tuesday. I am an attorney in Ohio, who recently quit my oil & gas job to focus on my REI full time. I do not have any specific angle on this, as I am not a wholesaler myself, I just flip houses. The episode is live on iTunes at the link & discussion below.

It was such a pleasure sitting down with you to share my story & discuss the current state of wholesaling in Ohio. Looking forward to keeping in touch, and a true testament to the power of BP bringing together real estate minds for the better! Such a great interviewer I might add!!! Thanks again Karl!

@Sarah Miller, I work up in Akron flipping houses, and I have worked with a guy I met on BP, @Dell Schlabach.. he works all over Northeast Ohio and he has experience with private lenders in the area. He would be a good resource. I also interviewed him on my podcast about flipping houses a few weeks ago! If you're interested, there's a link in my signature. It's Episode 3, I believe.
