Hi @Levent Caglar, I am an attorney (licensed in TX) and do a lot of flipping in Cleveland. Why is the seller backing out? Have you already procured a loan and ready to close? What's the deal?

Agree w @James Wise. Most asbestos removal is expensive and unnecessary. If it's on boiler pipes, and you wrap it properly you should be okay. But if they are tiles you should probably remove them. Each situation should be treated with caution, but going directly to hiring a removal company will be super expensive. 

I'm from Cleveland and flip there still. It's definitely more of a blue collar vibe there, it's got some hipster pockets just like anywhere else, but I love it. I travel back from California every few weeks, and if it weren't for the weather I'd probably be there full time.
 

Things are about to be CRAZY this year since the Browns will be better. There's nothing like a Cleveland Sunday when the Browns are good.  Whole city is on fire.

@Nick Wilson i’m in Cleveland. I mostly left, but there’s a ton of good opportunities in up-and-coming areas to pick up a single or double in that price range and have a cash flow nicely. If you have any questions feel free to reach out.

I would say Ohio is pretty landlord friendly. most of the time evictions happen within 30 days of court filing. Outside of cuyahoga county, like medina, geauga, etc. it's very owner-friendly. They take bad tenants very seriously, especially in nicer suburbs. But the former owners/tenants do get fair notice, and plenty of time to leave. If you ever get a property under contract that's occupied the best thing is to send them a letter and offer them $ for moving expenses, and get them on the phone to build some rapport.
