hey @Dustin Beckel I flip alot in Cleveland and have grown into running a construction company. I actually went to mayfield high school, and just completed a flip there as well. Look up 1657 Crestwood. I live in California but fly into town every few weeks to manage things. I am in town right now, but feel free to text me and I'd be happy to talk shop.

All, please be advised the date of this event has been changed to Thursday evening, April 18th. Unfortunately due to Easter & Passover weekend we got a lot of feedback that people would be out of town. Tentatively, I'll be there early, and I'll reserve networking time from 5-6 pm. Out of State Construction Meetup on a Thursday night, Featuring Q & A with me, my general contractor, and fellow LA/ out of state investor Antoine Martel.

Whether you're interested in simply putting paint & carpet in a rental property, or completing a significant rehab on an apartment building, come hang out with us on a Thursday the 18th before Passover & Easter weekend!

I am flying in my general contractor from Cleveland. He has two decades of experience completing the most difficult construction projects at scale, managing 10-15 fire & flood rehabs at a time for Allstate insurance. We teamed up together in 2017, flipping houses in Cleveland. And we've grown to the point where we have 10 employees, dozens of other sub-contractors, and have the capability of partnering on larger construction projects in Cleveland.

If you have specific out-of-state construction questions, I'll also be bringing in my friend & fellow investor Antoine Martel. Antoine recently purchased a 20-unit apartment building in Memphis, and flipped 60 homes last year, regularly traveling to Birmingham, Memphis, and Cleveland.

We'll talk construction, project management, finding contractors, building a team, & review some photos of our recent projects.

No pitching, no bs, but we will be reviewing some numbers and diving deep into what good deals look like, and also what good construction looks like!

Time, event, location: The event will start at 5. Networking until 6, then we'll run through some projects and do a longer q & a for as long as we can. The place closes at 10, so you don't have to be on time, stay the whole time, or leave until it's over. But we do have to be 'out of the room' by 10. We will stay as long as it takes to bring value to everyone! There is comfortable room enough for 70 people, so we will hopefully be okay. This event is FREE, but purchasing dinner or drinks from the restaurant is encouraged.

Yes, and going off what @Michael Swan said, there are plenty of opportunities if you go east into the suburbs or lake county, even around Wickliffe & Willoughby. And if you start heading out west, with solid suburban schools, and newer homes built in the 60's Bay village, avon lake and north olmsted are just a few areas were the right multifamily investments would bring way better tenants. 

I do invest heavily in Cleveland Heights but only flipping on good streets. I stay far away from Noble, which is really rough in some spots. 

What I'm sure a lot of people have been focusing on BP is this 33 unit apartment for sale on Noble Rd. Numbers look great, you can assuredly improve the building, and make updates. HOWEVER, finding the right type of tenant to want to live there will be very difficult. And furthermore increasing rents would be as well. The tenant base is already not great, and there are plenty of options for places to live in cle heights for 750-850 a month, like in a duplex on a decent street. Not much to attract quality tenants to live there, crime, and turnover would be an issue there.
